Land Title of Prasanna Jeevan by Kamla Group
Prasanna Jeevan Co-operative Housing Society was spread across 2 land parcels named 32A and 32C. Hence, the project is developed on 2 separate land parcels based on their individual CTS nos. as 32A and 32C. The land belonged to the society. It’s freehold land.
The land area of 32 A is 1006.6 square meters and after deduction of set back area of 128 square meters, the net area comes to 878.6 square meters.
The land area of 32 C is 2119.5 square meters and after deduction of the set back area of 182.7 square meters, the net area comes to 1936.8 square meters.
The Co-operative Housing Society selected Kamla Group to redevelop the Project. The separate projects are named 32 A and 32 C along with name of the Society to differentiate between the 2 separate land parcels.

The Project is located in Borivali West. It falls in the Western Suburbs of Mumbai. The Address is Chandavarkar Road, Near Eksar Road – Chandvarkar Road Junction, Opposite Veg Treat Royale or Mayur Tower, Borivali West, Mumbai: 400091.
As discussed, the Project has 2 separate buildings coming up. So, if you are coming from Borivali West Railway Station then 32 A will fall on your Right Hand Side and 32 C on your Left Hand Side.

The MahaRera Number of Prasanna Jeevan 32 A by Kamla Group is P51800029752.

The MahaRera Possession date of the Project is 31st March 2025.
The Project comprises of Ground + 19 Upper Residential Floors.

Configurations, and Sizes of Homes in Prasanna Jeevan 32 A
2BHK -> 679 sqft Rera Carpet Area (Series No 2)
3BHK -> 876 sqft Rera Carpet Area (Series No 1)
From the above Residential Floor Plan of Kamla Prasanna Jeevan 32 A we can make out that there are 2 apartments per floor. One 2BHK and One 3BHK as mentioned earlier. There are 2 lifts and 1 staircase.
3BHK (Series 1) will have East Main Door Facing i.e. when you are exiting the home you are facing east direction.
2BHK (Series 2) will have West Main Door Facing i.e. when you are exiting the home you are facing west direction.
The refuge area will start from the 7th floor onwards. The location is in the mid-landing area between the floors near the staircase. Hence, expect none of the apartments to be affected by the refuge area. The refuge area will come on every 7th floor. Hence, expect the refuge area to be on the 7th and 14th floors.
I suggest you reconfirm the refuge area floors from the salesperson present at the site. This is based on my calculation of the refuge floor area mentioned in the above shared residential floor plan.

From the above Residential Floor Plan of Prasanna Jeevan 32 C, we can make out that there are 4 apartments per floor. One 2BHK, One 2.5BHK, and Two 3BHK. There are 2 lifts and 1 staircase.
2.5BHK (Series 1) has East Main Door Facing i.e. when you are exiting the apartment, you are facing towards East.

I will list the set of Amenities that are a part of both the buildings separately. It’s essential to understand what Amenities would you be getting in the Project as it directly affects your Quality of Living and the associated Maintenance Charges.
Maintenance Charges are monthly contributions made by an individual apartment owner to Society. The Maintenance Charges are determined based on the area of an apartment.
