In this blog on Oberoi Maxima Residential Project, we will focus on certain parameters which a home buyer like you should know before considering the purchase of your dream home. The parameters that we will focus on are Land History, Developer History, Location of the Project, Configurations, Sizes of Homes, and MahaRera Possession Date of the Project.
You will ask me why I am considering only these parameters? The reason is as a home buyer, it’s important to know the title of the land where the project is being built is clear of any litigations or whether it’s a leasehold or freehold land. This parameter holds utmost importance because land in a city like Mumbai is scarce. There are many other things that are involved with consideration to the land as it is the core ingredient of any project.
Why developer history? Real Estate Developers delivering your dream home keys on time is the ultimate thing that a Home Buyer waits for after parting away with the money involved. By understanding the track record of a developer you will be in a position to understand the certainty of receiving the keys to your dream home on time. It’s like tracking the financial results of the company to understand how the company has performed in the past, what can you expect from the company in the future, and understand the risks involved.
Location is another important ingredient of a Real Estate Project. If that locality falls within your range of preference, you do consider the different projects. Research, analyze and arrive at points that are most conducive as per your needs of a Home.
Configuration, Sizes of Homes will depend on your Family Need whether you are looking to upgrade a configuration or a location, or both.
Possession is all that a prospective home buyer like you dreams of getting on time which is the ultimate happiest moment for a family because home buying is not something that is done on a weekly or monthly basis. It happens once in a lifetime until and unless you are an investor.

Land History of Oberoi Maxima
The Land of Oberoi Maxima is a Freehold Land. It’s a part of the Bigger Development of Oberoi Splendor Project. The approximate area of Land is 6137 square meters i.e. 1.52 acres. Oberoi Maxima is a part of the Larger Property being developed on a land parcel of 70,718 square meters approximately i.e. 17.47 acres. I am sharing the Land Title report.
I do recommend getting a Lawyer’s opinion on it before putting your hard-earned money into the Project. For the sake of simplicity, I am mentioning the MahaRera Number of the Project i.e. P51800017154. You can check other credentials of the project on the MahaRera Website. About Oberoi Realty Developer of Oberoi Maxima
Oberoi Realty is a publicly listed Mumbai-based Real Estate Developer. The stocks of Oberoi Realty have listed on the Bombay Stock Exchange i.e. BSE and the National Stock Exchange of India i.e. NSE. The reason for sharing this info is it will help you check the Financial Performance of the company. Oberoi Maxima is an upcoming residential project in the Jogeshwari East Suburb of Mumbai. It is a central location with easy access to Western Express Highway and Eastern Freeway. The Address will be Maxima by Oberoi Realty, Jogeshwari Vikhroli link road (JVLR), Jogeshwari East, Mumbai: 400060.
The Project falls on the Metro Line 6 Corridor i.e. Lokhandwala – Jogeshwari – Vikhroli – Kanjurmarg belt. Let’s explore the distances from various important localities in Mumbai from the Project below :

Configurations, Sizes of Homes, and Possession Date of Chandak Cornerstone
In this section of the blog, we will explore the configurations, sizes of homes, and the possession date of the Oberoi Maxima Project.
Additional information to be noted is Oberoi Maxima is known as Building No. 4 as part of the Larger Property. Building No. 1 is Splendor, Building No. 2 is Grande, and Building No. 3 is Prisma. Splendor and Grande have formed a registered housing society as Splendor Complex Housing Society Limited and the land is conveyed by the Developer to the Society.
Coming back to the configuration part, Oberoi Maxima comes with a single configuration of 3BHK available in 2 different sizes. Please note both the 3BHK’s come with 3 Master Bedrooms. There is no common bathroom or powder room. The Project has 6 apartments per floor.

*Please note when you check the details of the Project on the MahaRera Website you will come across a couple of duplexes and shops. The details of both i.e. Duplex and Shop are not shared in the Brochure of the Project. Hence, I would recommend checking on the same with the developer will be a better option. Duplex areas are 1754sqft Rera Carpet Area and 2077sqft Rera Carpet Area. Shops areas are 915sqft Rera Carpet Area and 919sqft Rera Carpet Area.
The Project consists of 3 Levels of Basements, 4 Levels of Podiums, 2 Stilts, and up to 36 floors including the Podiums.
The MahaRera Number is P51800017154 and the date of possession is 30th December 2022.

We will divide this section of the blog into 2 categories i.e External Amenities which are within your building premises and accessible to all members or owners of the building and Internal Amenities which are within your home.
A. Let’s explore the external amenities offered in the project.

For internal amenities i.e. quality of fittings and fixtures offered within the apartment, it will be better to check with the developer and refer to the agreement. Although I am mentioning the things that will be offered internally within the home based on the Marketing Brochure shared by the Developer, I would recommend you cross-check the same with the Developer again on this.
