Land Title of Kolte Patil Vaayu
Kolte Patil Vaayu is a Society Redevelopment Project. Hence, the land is a Freehold Land. The name of the Society is Sagar Vaibhav Cooperative Housing Society. It comprises 88 residential flats, one bungalow, and a society office. The society had A, B, C, and E Buildings of Ground + 4 Upper Floors, D Building had Ground + 3 Upper Floors, and Building F is a Bungalow of Ground + 1 Upper Floor. They will be offered new flats in the New Development called Kolte Patil Vaayu. All the new members who buy into the project will be made a member of the Society.
The Land area of Kolte Patil Vaayu is 4994.7 square meters which come to approximately 1.23acres.

Kolte Patil Vaayu has 3 Wings in the Project namely Wing A, Wing B, and Wing C. The residents of the Sagar Vaibhav Cooperative Housing Society will get the flats among the above wings.
The MahaRera Possession Date of Kolte Patil Vaayu is 31st January 2025. This is the entire project completion date.
Wing A completion date is 31st January 2025.
Wing B and Wing C’s completion dates are 31st January 2024.

You would have noticed that Wing B and Wing C floor plans from the 1st to 12th floor are not available. If I calculate that there are 88 residential flat owners who would be getting apartments in Kolte Patil Vaayu as a process of Redevelopment of Sagar Vaibhav Cooperative Housing Society, then those owners would be getting apartments in Wing B and Wing C from 1st floor to 12th floor. Hence, since those are not for sale, the floor plans are not available.
In resale or secondary sale, if you get to meet an owner willing to sell the apartment, then you would be able to get the floor plan from him of his apartment.

We need to understand that the land area available is only 1.23acres and there will be 3 Wings. This is a typical characteristic of high-density projects in the Mumbai Metropolitan Region (MMR) due to the scarcity of land. But nowadays due to advancements in technology, developers have carved out ways for making projects which will easily accommodate people, and hence, you don’t feel the density once you start living.
