Land History of Godrej Tranquil
As we all know and understand that the most important ingredient of a Real Estate Project is its Land.
We also understand that if we are preparing a dish the basic ingredients should be of good quality for the dish to come out tasty and be liked by all.
In a similar fashion, the Title of Land should be clear for the Real Estate Project to be free of litigation. It is also important to understand the category of Land i.e. whether the land is freehold or leasehold.
Coming to Godrej Tranquil, the land initially belonged to the Government of Maharashtra which got transferred to MHADA i.e. Maharashtra Housing and Area Development Authority. Due to slum encroachment on the said land, the Project is getting developed in an SRA i.e. Slum Rehabilitation Authority Scheme. The Land on which the Free Sale Component will be built is Leasehold Land. The Society of Godrej Tranquil Apartment Owners will have to sign a lease deed with MHADA i.e. Maharashtra Housing and Area Development Authority.
The Area of the Free Sale Land comes to 1.73acres or 7008.66 square meters approximately. Please do keep in mind, the Project will be developed in Phases. Consider Godrej Tranquil as the First Phase of the overall larger development.

In this section of the Godrej Tranquil Project, we will be discussing what are the different configurations available, what are their sizes, how many floors, how many wings, and what is the MahaRera Number of the Project, what is the possession date, and how many apartments per floor? You will be able to find answers to all the above queries in this section.
To simplify things, I am adding Pie Charts of each apartment unit plan explaining the different sizes of living room, dining, kitchen, bedrooms, toilets, and passage area if any. You will be getting an apartment unit plan, apartment pie chart, and tabular representation of each configuration in the project.
Godrej Tranquil consists of 4 wings namely Wing A, Wing B, Wing C, and Wing D.
All the 4 Wings comprise a Single MahaRera Number i.e. P51800000812 and are 21 floors each.
The possession date is 30th December 2022.
